The Investment:
 

In 2022, I identified a promising new development and acquired a unit for £337,995. Over the next 30 months, I invested an additional £117,950 in manageable increments, leveraging the time value of money and avoiding the pressure of a lump-sum commitment. The final payment was completed in November 2024, and the title deeds were issued in January 2025.

 

The Outcome:
The results speak for themselves:

  • Capital Appreciation: Just seven days after completion, the developer sold a smaller, lower-floor apartment in the same building for £420,160. This reflects a remarkable 24.5% return on investment over 30 months.

  • Monthly Yields: Beyond capital growth, the apartment generates a consistent monthly yield of £1,037 after all costs, including mortgage payments. This provides a steady, reliable income stream month after month.
