At ๐๐๐๐ฒ๐ ๐๐พ๐๐ถ๐๐ถ๐๐ถ๐ผ๐ป ๐ฃ๐ฎ๐ฟ๐๐ป๐ฒ๐ฟ๐ weโre negotiating every day โ with contractors, agents, land sellers, lenders โ and the compounding effect of that shows up directly in the outcomes.
Two principles I lean on in every deal:
1. ๐๐ฒ๐๐ฎ๐ฐ๐ต๐บ๐ฒ๐ป๐: The most important negotiation is the one you have with yourself before you walk into the room. Know your walkโaway point. Stay calm. Decide in advance what the deal is worth to you, so youโre not reacting to pressure, sentiment or noise.
2. ๐ข๐ฝ๐๐ถ๐ผ๐ป๐:ย Never let one route be your only route. Line up several deals, several funding options, several partners. When you have options, you donโt need to โwinโ the argument โ the leverage comes from being able to choose.
Thatโs also why Asset Acquisition Partners acts as the cog in the deal wheel: for nearly two decades weโve been aligning developers and operators with investors, building optionality into the structure (staged payments, operator covenants, exit mechanics) so good headlines turn into solid, repeatable returns.
If youโd like the 2โpage checklist we use before and during every negotiation, or a simple template to help you build more options into your next deal, send me a private DM. john@jwsparks.com
