AI Opens the Door. Someone Still Has to Walk the Street.

In a recent interview I was asked how I see artificial intelligence shaping our industry.

My answer was that AI is a genuinely new world. It reminds me of the arrival of the mobile phone, only larger in its reach. At Asset Acquisition Partners we already use it to identify opportunities earlier, compare markets in a fraction of the time, and decide where our attention is best spent. Work that once took weeks can now be done in an afternoon.

Yet I do not believe it changes the part of our work that matters most.

An acquisition can be technology-enabled. It must still be human-led. Someone has to walk the streets of the neighbourhood. Someone has to sit across the table from the developer, look them in the eye, and be satisfied that the building will be completed on time and to the standard promised. No model can do that on a client's behalf, and no dataset can tell you how a developer responds to a difficult question.

I have been involved in property since 2003, and the principle that has served our clients best is a disciplined one. We only acquire property that produces positive income: the rent covers the mortgage or financing, and a surplus remains every month.

Whether that surplus is £200 or £2,000, the direction matters more than the amount. Capital should be working for the investor, with income arriving each month, rather than requiring constant support. That is the foundation on which lasting, generational wealth is built.

So my view is straightforward. Let AI open the door. Then walk the street yourself.

It is the thinking behind every acquisition we make at Asset Acquisition Partners, and a theme we return to often on my podcast, Accessible Paths to Financial Freedom.

I would value your perspective. Would you be comfortable relying on AI alone for your next property decision?
